ALLUINN, formed in 2019, combining forces with TCG Hospitality Services International, National Properties and Beta3 Group to enhance their complementary expertise in hotel development, construction, operations, management, real estate brokerage, commercial insurance brokerage, multi-family construction, general contracting, consulting and business advisory.

ALLUINN’s principals have over 150 years of business experience and have been involved in the development of thousands of housing units, hotel rooms, and hotel gaming rooms across the United States. ALLUINN has also received multiple awards in both asset classes, developed, and maintained C suite level hospitality brand relationships. Difficult development projects and municipal jurisdictions are ALLUINN’s specialty.

ALLUINN is currently a proud owner and in charge of the redevelopment of a 115-year-old historical building in Downtown Los Angeles to convert the asset from an apartment building into a 140 key luxury lifestyle boutique hotel. The total project cost is set to be $70 million, and upon completion and stabilization, the project will be valued at $120 million.

ALLUINN has reached exponential growth already, with the company currently holding over $5oo million in hospitality and multi-family development projects in the pipeline located in Southern California, South Carolina, and Texas.

Engaged by a multi-family developer to be the Development Advisor and Construction Management team for the development of over 600 keys in 3 separate hotels in South Carolina.    Combined all in construction costs will be $200 million, and have a stabilized value of $350 million.

Engaged by a Southern California landowner to be the Development Advisor and Construction Management team for the development of a 101 unit multi-family apartment building in the Crenshaw district of Los Angeles. Combined all in construction costs will be $33 million, and have a stabilized value of $50 million.

Ted J. Torres, CHA, is a principal and co-founder of ALLUINN. Born in Milwaukee, Wisconsin to a first-generation corporate hotelier, Ted has literally been in the hotel business his entire life.

His responsibilities and specialty with alluinn are Asset Management, Finance, and Project Development.  A lifelong hotelier, Mr. Torres has built, owned, operated, renovated, repositioned and consulted on numerous hospitality projects in his 30+ years of professional experience.

He has been responsible for the development of over 5,000 hotels rooms both Domestically and Internationally for all the major hotel franchise companies.   Currently, in his capacity as company principal he is responsible for the strategic acquisition and development of new hotel and multifamily investment opportunities in the United States.   Working with key executives at the most recognizable brand names in the hospitality industry, the company is currently redeveloping multiple adaptive reuse projects for conversion to unique upscale hospitality assets, and development of luxury multifamily beachfront assets in southern California, and developing ground up branded boutique and luxury convention center hotels in the southern and southeastern united states.

He has consulted domestically and internationally on a number of hospitality projects, and possesses excellent relationships with key executives at major hotel franchise companies in the industry, such as: Global Hyatt, Hilton Hotels, Intercontinental Hotel Group, Best Western International, Marriott International, and Wyndham Hotel Group.

He is a Certified Hospitality Administrator, the hotel industry’s highest professional designation, and has served on franchise advisory boards for three hotel companies.   He has served as a speaker and conference advisory board member for the Multi-Unit Franchise Conference for ten years.   He is a speaker for the international master and Multi-Unit Conference and the International Franchise Association.

Biography

Charles Whittaker is a principal and co-founder of ALLUINN.  Born and raised in Chicago, Illinois, Mr. Whittaker began his career in 1989 in Risk Management, specifically focused on the hospitality/hotel vertical.

As a major producer for Arthur J. Gallagher & Company from 1990 – 2000, Mr. Whittaker expanded their hospitality practice through new client acquisition and development.  This included ground up construction, conversion, and rehabilitation projects for both select service and full service hotels and resorts, around the world.  From 2000 – 2005 he carried on this success with Aon Corporation, as a Senior Vice President of Hospitality and Construction, expanding their client base exponentially.

In 2005 Mr. Whittaker relocated to Los Angeles, California, where he became a partner in a privately held firm, Thilman Fillipini (TF), where he oversaw their West Coast Operations.  His focus again was in hospitality.  TF was eventually sold and Mr. Whittaker was retained by the acquiring firm for several years. His client base of hotel and other commercial entities continued to expand, whereby he also added numerous family office and high net-worth individual clients.  After 25 years of continued success in the risk management industry, he co-founded ALLUINN in 2019 to focus solely on hotel and multifamily development.  In his role with ALLUINN, Mr. Whittaker focuses on risk management, marketing, administration and through his vast network of contacts sourcing new equity capital associated with company projects.

Mr. Whittaker graduated from Indiana University with a B.A. in Economics, and has served as an adjunct professor of economics under the Economics Chair at Indiana University.  He holds a Chartered Property Casualty Underwriting (CPCU) designation.

Gary V. Sawina is a principal and co-founder of ALLUINN.  Born and raised in Las Vegas, Nevada. Mr. Sawina was exposed to the gaming and hospitality industries at a very early age in his life. 

He started his career in the back-of-the-house food operations working his way through the ranks while achieving the title of Executive Chef, Director of F&B and VP of Operations.  Gary has applied his operational expertise at both large and midsized Las Vegas resort properties that have realized annual hospitality revenues ranging from $22 to $105 million.

After nearly twenty years of operations management in the Las Vegas marketplace, Gary moved to Southwest Louisiana and then Northwest Indiana to operate mid-level sized properties as Assistant General Manager. In addition to handling the day-to-day duties of all hospitality related departments, Gary was also project executive and was directly responsible for overseeing the development and construction of resort hotel projects at both of these properties totaling over 2,000 rooms. In addition to the renovation projects, Mr. Sawina has successfully managed numerous design/build projects ranging from $42 million to $500 million representing thousands of hotel rooms.

Most recently as Vice President of Operations and New Development for his prior company, Gary was responsible for the development of 326 keys in four select service hotels in Central Texas. His successful operation of the hotels led to the properties being sold to a newly formed and publicly traded REIT.  This sale resulted in a full return of all invested capital to the original investors, plus an IRR of over 25% over the term of the investment vehicle.

Gary serves as the chief construction, food and beverage, and operations executive for ALLUINN. Having developed millions of square feet of commercial construction over his vast career, Gary delivers the highest of quality, professionalism, unique perspectives and only delivers projects ahead of schedule and under budget.

Robb MacMillan is a principal and co-founder of ALLUINN. Born in upstate New York and raised in sunny Southern California. Mr. Macmillan is responsible for Acquisitions and Asset Management. However, his passion and specialty are with investment banking.

Throughout his extensive career, Robb has provided a varied clientele with portfolio and individual asset services targeted at assisting funds, investors, loan servicers, lenders, borrowers, owners and institutional clients with real estate investments. His expertise in this comes from his innate abilities to evaluate asset acquisitions, perform thorough due diligence, project analysis and negotiate favorable contracts for his clients. Robb also specializes in asset investment sales for hotels, and commercial properties including retail, office, and multifamily.

Throughout his career working in all commercial property asset classes, Mr. Macmillan has collaborated on hotel investments, acquisitions, dispositions, and placement of both debt and equity for hotel and resort projects located throughout the United States.   He has also developed new ground-up hotel projects via joint ventures with high profile hotel management companies and existing landowners, assisting those landowners to unlock the highest and best value of their real estate investments.

Given all his project successes, one of his key signature projects was designing the master plan for mixed-use residential, hospitality, anchor tenant retail, office, medical and an entertainment complex for the city of Ontario, California.

He possesses excellent relationships with key executives at major hotel franchise companies in the industry, including Hilton, Marriott, Global Hyatt, and Intercontinental Hotel Group.   He is a registered and licensed commercial real estate broker.

Biography

Stephen Opp, RMO, is a Principal and co-founder of Alluinn, Mr. Opp started his real estate career while still an undergraduate in Management and Finance at Georgia State University. He has developed, owned, built, or renovated across a spectrum of real estate project types over the last 20+ years.

As the former general contracting registered agent (RMO) for all construction projects in the South Eastern United States, he has exposure in a multitude of commercial construction projects including; restaurants, commercial office, industrial retrofit, data-centers, residential high-rise, mixed-use and high-rise, hospitality mid-rise and high-rise projects.

Mr. Opp relocated to Los Angeles in 2011 to become Director of Development and Operations for Urban Commons, in Southern California. His responsibility was to manage all aspects of projects from acquisitions through design – construction and ultimately asset management. In this capacity he was involved in the development of multiple urban apartment buildings, urban and beachfront infill condominiums, repositioning of broken condo high-rise and over 10 branded hospitality projects, inclusive of IHG, Hilton, Hyatt, and Marriott.
